Derwent Living’s easy living scheme is a no-nonsense route to home ownership, which has been designed with your needs in mind. On the following pages, we explain the process of buying your easy living home in more detail. We would advise that you take this brochure with you when you first contact a building society, bank, solicitor or licensed conveyancer.

Apply to easy living

Once you find your ideal property through visiting one of our show homes or our website, you will need to fill in an application form to be accepted on to the easy living scheme. You can do this before arranging to view a property, it can save time and being pre-approved will help if you want to make an immediate reservation.

To apply to easy living, you will need to complete an application form. We ask that applicants meet certain affordability criteria. Our sales team will be happy to tell you more about qualifying for easy living.

Getting a mortgage and reserving your easy living home

While your easy living application is being considered, we would recommend that you look at your mortgage options and get a written mortgage offer in principle. As with any mortgage, it is important to work out how much you can afford to borrow based on your income and monthly outgoings. When buying any house, in addition to needing a deposit, you should be aware that you will need to pay various fees, including solicitors’ fees, mortgage valuation and stamp duty, for example. We have included a handy budget planner at the back of this guide to help you consider what you can afford.

A number of lenders offer mortgages specifically targeted at part-buy, part-rent schemes, so it is wise to shop around for the best deals (the Internet is a good starting point, as is the advice of an independent financial adviser).

Once you are sure of the level of mortgage available to you and Derwent Living has approved your application, you will be asked to make a non-refundable payment of £300 to reserve your home.

From reservation to exchange

You will also need to instruct a solicitor to act on your behalf in order to arrange the property searches and mortgage lender’s valuation. It is important to pass the details of your mortgage and solicitor to Derwent Living.

Remember that our easy living sales team are always available at any stage to answer any questions that you may have. They can also help with recommendations to help you find a solicitor and other professional advisers.

Moving in

Your solicitor will advise you when everything is in place to exchange the relevant paperwork and complete on your property. Before you move in, you will have the opportunity to view your easy living home once again.

Once you have exchanged contracts, you will be able to book a day to move in. It’s then simply a case of preparing for the move by booking a removal company to transfer your furniture, organising a phone connection or transferring the utilities into your name, for example. We want your move to be as easy and stress free as possible, which is why we book a convenient day for you to complete the purchase of the property and collect the keys to your new home.
